Creating A Cozy Open Floor Plan


Open floor plans have become popular in our custom builds as they offer conveniences to modern families. However, the open floor concept can be overwhelming in a spacious home when searching for a cozy, more intimate feel. Kimberley Development has compiled some of our favorite tips and tricks to incorporate into your new, open concept home that will work both as a large space for entertaining family and friends as well as demand the intimate, cozy environment that many love.

Define Spaces

In order to create separation between the areas of the home, it is important to clearly establish where one room ends and another begins. Builders can help create these visual partitions with the materials that are used. Homeowners can also do this with furniture, rugs, and clear paths for traffic.

Create Focal Points

A focal point in each designated space is a great way to draw the eye into a room and make the connection between the supporting features in that area that face the focal object. For example, a fireplace is a beautiful addition to a living room. Setting furniture around the fireplace helps to visually assist in creating a boundary for that room.

Change Up Ceiling Heights

By using a combination of different colors, textures, flooring, or ceiling heights, an open space is better separated. Keep the benefits of a spacious open floor plan while creating distinctions from room to room. This example shows a tray ceiling that was added in a custom Kimberley Development home in Urbandale, Iowa. This subtle detail makes a huge impact on the home’s overall look and feel.

Utilize Fixtures

Independent decorative lighting in each space, such as a chandelier over the dining table, pendants over the kitchen island, and a ceiling fan over a living area helps to draw attention to each space individually. Creating a sense of uniqueness in each space helps differentiate rooms throughout the home in an open floor plan. It is important to create cohesiveness throughout by incorporating similar color schemes or mediums.
